L07 CBD office moves
Moving an office in the Adelaide CBD is a different job from moving one in the suburbs. The furniture is the same; the building is not. City towers and managed office buildings control their lifts, docks and lobbies, the streets have their own loading rules, and Rundle Mall shuts to vehicles for most of the day. Moveall for Business, the commercial service of Moveall Australia Pty Ltd, plans city moves around those rules, starting with the building.

This page covers what is particular to the city. How an office move runs in general is on office removalists in Adelaide.
What Adelaide CBD removalists plan around
| City constraint | What it means for the move |
|---|---|
| Loading docks | Booked times, height limits and a set route from the dock to the lifts |
| Goods lifts | Booked in blocks; size limits for large furniture |
| Building rules | Permitted move times, lift and lobby protection, insurance details for the building manager |
| Street loading | Where a truck can stand if the building has no dock |
| Rundle Mall | No vehicles in the mall for most of the day; permit loading outside those hours |
| Council permits | City Works permits for skips, containers or platforms on roads or footpaths |
Loading docks and goods lifts
Most city office buildings have a loading dock and a goods lift, and both are shared with every other tenant. The building manager books them, often in blocks of time, and many buildings set the hours moves may happen. Before moving day we check parking and loading arrangements with the building at both ends, and the quote is written to the times the building gives.
A dock has limits too: the clearance height, the length of truck it takes and the route from the dock to the lift. Those decide which of the trucks Moveall for Business lists, 3, 5 or 8 tonne Pantechs, suits the building, and sometimes a smaller truck making more trips fits a tight dock better than a large one.
Ask the building manager
Ask for the building’s move rules in writing: dock and lift booking, permitted times, the insurance details they need, and any protection they require for lifts and lobbies. Send them with the brief.
Rundle Mall vehicle hours
The City of Adelaide does not allow vehicles in Rundle Mall during these hours:
| Days | No vehicle access |
|---|---|
| Monday to Thursday | 9:00 am to 6:00 pm |
| Friday | 9:00 am to 9:15 pm |
| Saturday and Sunday | 9:00 am to 5:00 pm |
Permit holders may enter only outside those hours. The council’s permits are for loading and unloading goods to Rundle Mall businesses that have no other access point, for a maximum of 30 minutes, and short-term access may be allowed for approved works. A business in the mall with access from a side street or a rear lane uses that instead. If your office or shop is in or beside the mall, tell us how goods reach it today, and we plan the move around those hours. There is more in our article on Rundle Mall vehicle access hours.
Parking and street loading
Where a building has no dock, the truck loads from the street or a laneway. In the city, we check parking and loading rules with the building and the council before moving day, so the truck has somewhere legal to stand and a short, safe path to the door. Clear paths between the truck and the building are kept throughout, as Moveall’s terms require.
City Works permits
Some city moves put equipment on the street: a skip bin for the old office’s leftovers, a shipping container, an elevated work platform. The City of Adelaide requires a City Works permit for items like these placed on council roads or footpaths. As shown on the council’s page in October 2026, the fee is $1.85 per square metre per day, with a minimum of $32.00 and a cap of $430.00 per application per day, and neighbours must be told at least 24 hours before works that occupy the street in front of another property. If your move needs any of these, plan the permit early.

A CBD office move, step by step
- Brief with both buildings. Addresses, levels, workstations, timing and the building managers’ contacts.
- Building rules gathered. Dock and lift booking, permitted times, insurance details and protection requirements at both ends.
- Written quote. What moves, the truck sizes the docks take, the move window and the stages.
- Bookings made. Docks and lifts booked for the window; your IT provider booked around it.
- Packing and labelling. Desks packed and labelled with new desk codes; shared areas packed early.
- The move. Furniture wrapped in moving blankets, loaded floor by floor in the order the plan sets, and placed by code at the new office.
- Set-up check. Your contact checks each floor against the plan before sign-off.
Timing a city move
City buildings are busiest when their tenants arrive, leave and take deliveries, and the goods lift is shared with all of them. The building manager will usually say when moves may happen; within those times, the move runs best when the dock and lift are booked for long enough to empty one floor before the next begins. Put the times the building allows in the brief. We will say in writing what we can do for those times before anything is booked.
Security, passes and access on the day
Managed buildings control who comes and goes. Before moving day, check with the building manager how the removal team will get in: whether the team needs passes or an escort, which doors and corridors are open to them, and who holds the keys to the dock and the goods lift. Name a contact at each building who will be there for the whole move window, with a mobile number, so questions on the day are answered at once.
What a city building expects of the tenant
- Desks packed, labelled and ready before the booked dock time starts.
- Common areas kept clear, so other tenants are not held up.
- The building’s protection for lifts and lobbies in place where it asks for it.
- Old furniture that stays behind marked, and any items for the landlord agreed in writing.
- The new tenancy ready to receive furniture: fit-out finished, floors clean, power and data in.
Moving between two city buildings
A move from one city building to another doubles the building rules: two docks, two goods lifts, two building managers and two sets of permitted times. The move window has to fit both. Book the docks and lifts at both ends for the same window, check the truck size each dock takes, and agree with both building managers who will meet the team. When the two buildings allow different times, the plan may load at one building and deliver at the other in separate stages, and the quote says so.
Moving into or out of the city
Plenty of city moves have one end in the suburbs: a firm leaving a tower for a suburban office, or a growing business moving into the CBD. Each end is planned on its own terms: docks and lifts in the city, street parking, driveways and shopfront doors in the suburbs. Moveall’s list covers 28 suburbs, from Prospect and Norwood to Glenelg and Mount Barker; the areas page has them all.
Shops and showrooms in the city
Retail moves in the city add centre management and Rundle Mall hours to the plan. See commercial removalists in Adelaide for shops, showrooms and stock.
Larger city offices
Multi-floor moves, consolidations and moves with staff relocating to Adelaide are on corporate relocation in Adelaide. The full list of what we take on is on office relocation services in Adelaide.

Questions businesses ask
Do we need a permit for the removal truck in the city?
It depends on where the truck stands. In the city we check parking and loading rules with the building and the council before moving day. A skip, container or elevated platform on a council road or footpath needs a City Works permit.
When can vehicles enter Rundle Mall?
Not from 9:00 am to 6:00 pm Monday to Thursday, 9:00 am to 9:15 pm on Friday, or 9:00 am to 5:00 pm on Saturday and Sunday. Permit holders may load and unload outside those hours, for up to 30 minutes, for businesses with no other access point.
Will you book the lifts and loading dock?
Give us the building manager’s contacts at both ends. We check lifts, docks and loading arrangements with the building before moving day and write the move window to the times the building gives.
What does our building manager need from the removalist?
Usually the move times, the dock and lift bookings and insurance details. Moveall holds $20 million public liability cover; tell us what document your building needs.
